Trusted Commercial Inspection Seattle WA

A commercial inspection in Seattle, WA is a top-to-bottom visual assessment of a commercial building’s structure, roof, electrical, plumbing, and HVAC systems, delivered as a written report you can act on.

Buyers use it to price risk before closing. Owners use it to plan capital spending. Either way, you find out what the building actually needs before it becomes your problem.

Pure View Property Inspections is a family-owned inspection company serving King and Snohomish counties. Our inspections are performed by Elias Pedroza, an InterNACHI Certified Professional Inspector licensed in Washington State (License #25008628).

What a Commercial Inspection Covers

A Pure View commercial inspection in Seattle, WA covers every accessible system in the building, from the footings to the roof membrane. Here is what we look at.

Structure and Foundation

We examine the foundation, framing, floors, and load-bearing walls for movement, cracking, water intrusion, and prior repair work. In older Seattle buildings, we pay particular attention to masonry conditions and to signs of settlement, which the region’s wet winters tend to expose.

Roof and Exterior

We assess the roof covering, flashing, drainage, and penetrations, plus the siding, windows, doors, and grading around the building. Roofs and drainage are where Seattle’s rainfall does the most quiet damage, so this section of the report is usually the one with the biggest dollar figures attached.

Electrical, Plumbing, and HVAC

We evaluate the electrical service, panels, and visible wiring; the water supply, drainage, and water heating equipment; and the heating, cooling, and ventilation systems. We note capacity, age, visible defects, and any obvious code-era concerns that a buyer should have a licensed trade look at further. Our thorough approach ensures you receive the clear, actionable insights needed during your commercial inspection in Seattle, WA.

Life Safety and Site

We check accessible life-safety features such as egress paths, stairs, handrails, and visible fire-protection equipment. We also look at parking, walkways, retaining walls, and site drainage.

Commercial Properties We Inspect in Seattle

We inspect most small- to mid-size commercial property types across the Seattle metro. That includes:

  • Office buildings: single-tenant and multi-tenant
  • Retail and storefronts: strip centers, standalone retail, restaurants
  • Multi-family: duplexes, triplexes, fourplexes, and apartment buildings
  • Mixed-use: ground-floor retail with residential above, common throughout Seattle’s urban villages
  • Warehouse and light industrial: including SoDo and Georgetown properties
  • Medical and professional suites
  • Churches, clubs, and community buildings

If your property type is not on this list, call us. We will tell you honestly whether it is a good fit for our scope or whether you need a specialty engineering firm instead.

Inspection Standards We Follow

We inspect to the InterNACHI Commercial Standards of Practice (ComSOP), the recognized standard for commercial property condition assessments. That matters for one practical reason: it defines exactly what is in scope and what is not, so your report is defensible in a negotiation, and your lender knows what they are reading.

Our credentials:

  • Washington State Home Inspector License #25008628
  • InterNACHI® Certified Professional Inspector (CPI)®
  • IAC2 Certified for indoor air quality assessment
  • InterNACHI Certified Drone Pilot — aerial roof assessment without walking a fragile membrane
  • Thermal imaging equipped for moisture and electrical scanning
  • Backed by the InterNACHI® $25,000 Honor Guarantee, which protects clients against theft of personal property during an inspection

You do not have to take our word for any of it. Every credential above is listed on our public InterNACHI member profile (InterNACHI ID NACHI25010216), and our Washington license can be confirmed through the state’s professional license lookup.

Your Commercial Inspection Report

You receive a written report with photos, organized by system, in plain language. Every finding is described, shown, and rated, so you can hand the report straight to a contractor for pricing or straight to the other side’s agent during negotiation.

The report includes:

  • Photo documentation of every noted defect
  • Findings grouped by building system
  • Clear severity ratings, so major issues do not get buried next to minor ones
  • Recommendations for further evaluation where a licensed specialist is warranted

You can review a sample report before you book. We would rather you know exactly what you are buying.

Commercial Inspection Pricing in Seattle

Commercial inspection pricing depends on four things:

  • Square footage: the single largest factor
  • Building age and construction type: older masonry and mixed-construction buildings take longer
  • Number of units or tenant spaces: each occupied space adds inspection time
  • Add-on services: sewer scope, radon, mold, or pest testing

We quote every commercial inspection individually, because guessing at a price without knowing the building would not be fair to you. Send us the address and square footage, and you will have a firm number the same day.

You’re Not Just Ordering an Inspection

You’re investing in clarity, security, and smart decision-making. A commercial inspection from Pure View Property Inspections LLC empowers you to manage your property with confidence – protecting your assets, your team, and your business’s future.

Frequently Asked Questions

Commercial inspection pricing is driven by square footage, building age, the number of tenant spaces, and any add-on testing. We quote each building individually rather than working from a flat rate. Send us the address and square footage for a same-day number.

Most small to mid-size commercial inspections take three to six hours on site, and larger or multi-tenant buildings take longer. Occupied buildings also take more time, because we need access to each space. We will give you a realistic time window when we quote the job.

No. Washington does not require a commercial inspection to close a purchase. However, most lenders and nearly every experienced investor want one, because it is the only step in the transaction that tells you what the building’s deferred maintenance is actually going to cost you.

They answer different questions. A commercial inspection assesses the physical condition of the building and its systems. A Phase I Environmental Site Assessment, performed to the ASTM E1527 standard, evaluates environmental contamination risk on the land itself. We perform commercial inspections; we do not perform Phase I ESAs. If your lender is asking for one, you need an environmental consultant, and we are happy to point you toward one.
